Well, not the subject (especially me) but the numbers just would do the trick if you want to be convinced of somethingo, dont they?Do you know that there were an estimated 908,000 new inhalant users in 2004, up from 332,000 in 1999. The rate of first use among youths age 12-17 rose significantly from 1999 to 2005, from 8.4 to 18.8 per 1,000 potential new users, and remained level after that. York Region's real estate markets were hot in July 2007 as were all of the Northern districts on the Toronto MLS® system. Sales this year were up 27.7% with 1,797 homes sold compared to 1,407 homes sold in July 2007. The year to date home sales numbers are also up 16.3% to 12,232 homes sold in York Region, the Uxbridge area of Durham and parts of Simcoe County.Over all average sold prices increased by 5% from $373,573 to $392,360 in July 2007. There were some very active markets in York Region including the 3 Richmond Hill Ontario real estate districts (N03, N04 and N05), Aurora (N06) and Vaughan (N08).In Richmond Hill there was an increase of 47.1% in the total number of homes sold, going from 291 (July 2006) to 428 (July 2007) homes. Most of this increase was in the South end in the N03 and N04 districts. Richmond Hill seems to have been hit by the summer market effect resulting from higher price range buyers going on vacation. The end of the month is near, which means the Realtor's association will be releasing the month end stats for Edmonton (I don't know when this will happen...could be anywhere between Aug. 2-8). As always we'll post them here as soon as we can, along with our own market trend reports. In the meantime we do have some thoughts about what the stats will show.
First off, we thought the price drop in June would have been higher than it actually was - about 5% instead of 2% - based on what we were witnessing "on the street." We realize now though that since so many properties listed in June didn't sell in June, their eventual sale prices and number of days on market were not reflected in the June stats....those that sold in July will be reflected in the July stats which is why we are predicting a further drop in prices in July, most likely a larger drop than we experienced in June.

Housing Market Regains Balance From Spike in Listings
Edmonton, July 5, 2007: Residential inventory on the Multiple Listing Service® spiked to near record highs in June as the number of listings soared according to the REALTORS® Association of Edmonton. Total inventory at the end of June 2007 was 6,367 residential properties. Residential inventory at the end of July 1994 set a record at 7,747 properties available. June, September, October and November that year were also record months for number of listings.
Sales remained strong as buyers took advantage of a wider selection of homes available. At the midpoint for the year 13,282 residential properties have been sold through the MLS® valued at almost $4.5 billion. That is 1,712 more properties than

What if I told you that an Edmonton Real Estate company charged its clients over $1 Million in fees and provided no results?
"It's the scam of the century!" many of you would tell me. "Crooks and cheats" many have howled for less. How could this happen in the most regulated real estate environment in North America? First of all you'd have to operate outside the jurisdiction of the Real Estate Council of Alberta and from there it's easy. In the regulated world of Alberta real estate, when I tell you that the average time on market for 2007 for one of my properties is 8.5 days as opposed to the industry average of 22 days, and that our little company (I haven't seen better yet) has an average list to sale price ratio of 105%, it had better be accurate. If I give you these stats inaccurately my butt's in a sling (a very painful sling) - but if you aren't licensed by RECA it looks like you can publish whatever you want.

This make Feb 2007 the second best February ever recorded, in terms of sales volume, for the Toronto MLS® system. The Toronto Real Estate Board has published the Market Watch issue for January 2007. Claiming that the year has started with a boom. Over the all of the districts for the Toronto MLS® system there were more sales than in any other recorded January, with a total 5,173 homes sold. This is an increase of 12.8% over last years January. The North districts had an increase of over all sales but there were a few surprises when looking at individual areas.On a positive note, Richmond Hill home sales saw an increase in sales volume and in the N03 district the average home sale price surged forward 17.7%, over Jan 2006, to $426,800. On the other hand Aurora, Ontario, home sales volumes stayed almost the same and the average sale price decreased by 12.8% from Jan 2006.But wait, Don't PANIC. Another month has passed and November, 2006, continued to show strong sales volume, if a bit lower than last year.Across the Toronto Real Estate Board's MLS® system there were 6,281 homes sold in November 2006. Which is lower than 2005's 6,646 home but very close to 2004's 6,301 homes sold, for the month of November. There is also a larger number of homes on the market. The Toronto Real Estate Board has posted the October real estate market statistics for homes traded on the Toronto MLS® system. The volume of sales was up from September but only 95.85% of the levels in October 2005. With a total of 8,876 homes sold and an average sale price of $356,423 which is up 4.08% from last year at this time. Currently the number of homes listed on the Toronto MLS® system are up in all districts. Although, in the Central Districts the increase is only by 32 homes, bringing the number to 3,532 available homes. The Central Toronto districts have also gone against the grain on the volume of sales with an increase in home sales totalling 1,317 for October. The average sale price is up by 3.2% over last September with 6,622 homes sold in through the Toronto Real Estate Boards MLS® system. Home sales seem to be on their way to nearly matching last 2005’s final home sales number of 84,145. However, this is mostly due to large sales numbers early in the year. September saw a reduction in home sales volume be around 10%, still the third best September according to the Toronto Real Estate Board.There were 15,326 new listings in September bringing the inventory levels to 26,363 homes listed on the Toronto MLS®.
